Considering a house swap to sunderland area. I would consider all areas but would prefer south hylton/pennywell or roker to be closer to family and my sons school in monkwearmouth. Lovely quiet street tucked out of the way close to south shields fc ground and bede metro. Must be either 4 bed or 3 bed with dining. Huge back garden and decent front garden which is lawned and a real suntrap.
