2 Bedroom First Floor Flat With Balcony

I live in a spacious 2 bedroom first floor flat off City Road in Islington. Open plan sitting and kitchen area. 2 spacious double bedrooms. Small but adequate bathroom with bath. I live in a block with 5 other flats and have a small balcony. Live 10min walk from Angel tube station and 12 min walk to Old Street tube station and a minutes walk from Regent's Canal. Close to shops, schools and all amenities. Flat is not a new build and I have lived here for over 20 years now. So will need some simple painting and decorating. Happy where I am but just want to downsize to a 1 bedroom somewhere near by. Looking for somewhere with some out door space but this isn't essential. Ideally a ground floor flat would be lovely or a massionett or 1st floor flat with no-one living on top of me. Would like to stay in the same area but would move to Highbury for the right property.
